Halecrest Costa Mesa Real Estate Market Update: What Is Your Home Worth in 2026?

If you own a home in Halecrest or Hall of Fame in Costa Mesa, you've probably wondered what your home would sell for in today's market.

Halecrest home values have changed considerably over the past several years, and in 2026 we're continuing to see significant differences in what individual properties sell for—even homes located just a few streets apart.

Recent neighborhood sales have ranged from approximately $1.1 million to more than $1.8 million.

That raises an important question:

Why can two homes in the same neighborhood sell for hundreds of thousands of dollars apart?

I grew up here in Halecrest and now have the privilege of selling homes in the same neighborhood. Because of that, I follow our local market very closely.

One thing I've learned is that determining the value of a Halecrest home requires looking much deeper than an online estimate or simply multiplying the square footage by an average price per square foot.

What Are Homes Selling for in Halecrest?

Here are a few examples of recent sales in our neighborhood:

3102 Warren Lane — $1,100,000

3157 Cork Lane — $1,250,000

3149 Sharon Lane — $1,300,000

1318 Watson Avenue — $1,300,000

3023 Murray Lane — $1,412,000

That's more than a $300,000 difference between some neighborhood sales.

Of course, these aren't identical properties. That's exactly the point.

Lot size, location, condition, floor plan, remodeling, additions and the way a property is presented to the market can all have a significant impact on what a buyer is ultimately willing to pay.

Your Halecrest Home Is More Than a Zillow Estimate

Online home-value estimates can be useful as a starting point, but there's a lot they don't know about your property.

An algorithm doesn't walk through your home.

It may not fully understand why one location within Halecrest is more desirable than another, the value of an oversized lot, a particularly desirable floor plan, an addition, RV access, remodeling potential or the difference between a thoughtfully updated home and one that needs significant work.

It also doesn't know how buyers are going to react when your particular property comes on the market.

That's especially important in Halecrest.

Our neighborhood has homes with different floor plans, lot sizes, additions and levels of updating. Some have remained largely original, while others have been extensively remodeled or expanded.

Those differences can translate into tens of thousands—and sometimes hundreds of thousands—of dollars.

A Good Example: 3023 Murray Lane

One of my recent Halecrest sales at 3023 Murray Lane is a good example of why looking beyond the basic numbers matters.

The home was approximately 1,320 square feet, but there was another important part of the property:

It sat on an unusually large 9,546-square-foot lot.

We listed the home for $1,349,000.

It ultimately sold for:

$1,412,000

That's $63,000 over the asking price and approximately $1,070 per square foot.

Why?

Because we weren't simply selling a 1,320-square-foot house.

We were selling the entire opportunity the property offered.

An oversized lot can provide possibilities for expansion, an ADU, a pool and outdoor entertaining area, RV access and other improvements.

Recognizing those advantages is one thing.

Making sure prospective buyers recognize them is another.

That's where understanding the neighborhood—and knowing how to properly position a property—can make a real difference.

Another Halecrest Example: 3149 Sharon Lane

I also represented the sale of 3149 Sharon Lane, which closed for $1,300,000.

The property was a 3-bedroom, 2-bath home with approximately 1,778 square feet on a roughly 6,300-square-foot lot.

It was also the first time the property had been offered for sale since 1968.

Properties like Sharon Lane are another reminder that we shouldn't compare two Halecrest homes based solely on bedroom count or square footage.

Every property has its own story.

More importantly, every property has its own strengths, potential and ideal buyer.

What Is Happening With Costa Mesa Home Values?

Looking at the larger Costa Mesa real estate market can provide useful perspective, but citywide numbers only tell part of the story.

Costa Mesa home values remain well above where they were several years ago, and homes throughout the city continue to command substantial prices.

But a citywide median or average doesn't necessarily tell you what your Halecrest home is worth.

Costa Mesa includes many very different neighborhoods, property types, lot sizes and price points.

Even within Halecrest itself, we've just seen how dramatically sale prices can vary.

That's why I believe homeowners are better served by looking at actual neighborhood sales and the characteristics of their individual property rather than relying on one citywide statistic.

Why Do Some Halecrest Homes Sell for More?

When I'm evaluating the potential market value of a Halecrest home, I'm looking at much more than its square footage.

Some of the factors I consider include:

  • Lot size

  • Location within the neighborhood

  • Floor plan

  • Number of bedrooms and bathrooms

  • Condition of the home

  • Remodeling and upgrades

  • Additions

  • Curb appeal

  • Garage and parking configuration

  • RV access

  • ADU or expansion potential

  • Recent comparable Halecrest sales

  • Current buyer demand

And there's another factor homeowners sometimes overlook:

How the home is positioned when it goes on the market.

Pricing too high can cause a property to sit on the market and eventually require price reductions.

But pricing a property too low without the right strategy can also potentially leave a significant amount of money on the table.

My goal when selling a Halecrest home isn't simply to put it in the MLS and wait.

It's to identify what makes that particular property valuable and make sure prospective buyers understand that value.

Halecrest Is More Than a Neighborhood I Sell In

My connection to Halecrest goes back a lot further than my real estate career.

I grew up here.

In fact, one of my first jobs was delivering newspapers through these streets back in the early 1980s.

Today, I'm fortunate enough to sell homes in the same neighborhood where I grew up.
